PELT Committee Update

What is going on with that vacant lot across from the Braddock Road Metro Station?

The project (known as DSUP 2020 – 10027) was approved by City Council in 2021.  This approval is valid through July 2025, unless extended by Council.  The approval allows for the construction of one hundred eighty (180) multifamily units plus ground floor retail in a seven (7) story building on the approximately one-acre parcel.  A picture of the proposed building appears below.

The developer was issued a demolition permit, which they used to raze the single-family structures, and the site is currently stabilized.  The Final Engineering Site Plan (FSP) is being reviewed by Alexandria’s Planning and Zoning office.  Once the FSP is approved and performance bonds are posted, the developer may proceed with construction.  Once construction begins, experience tells us it will take 20 months to complete.

It is our understanding that the developer is awaiting a more favorable lending and investment environment to proceed with mobilization.  Other development projects in and around Alexandria are in a similar situation.  The PELT Committee will monitor this project throughout 2025 and pass along any updates.

Rosemont Traffic

At its December 9 meeting, the Alexandria Traffic & Parking Board approved the installation of stop signs and crosswalks at the intersections of Marstellar Street with both East Oak and East Walnut.  The stop signs should installed next month; the crosswalks are expected to be painted in the spring.  For more information, please visit: https://www.alexandriava.gov/sites/default/files/2024-12/trafficparkingboarddocketdecember2024.pdf#page=7.

Next RCA Meeting: January 15, 2025
